A new mixed-use residential apartment building featuring 299 units and 185 parking spaces, with additional resident parking located one block away in Parking Garage 3, is proposed for construction between Humboldt Street and Riley Street on the north side of 5th Street in downtown Santa Rosa. The seven-story podium structure will include a residential leasing lobby at the corner of 5th and Humboldt streets, along with a retail space at the corner of 5th and Riley streets. The remainder of the 5th Street and Humboldt Street frontages will feature live/work units with traditional storefronts, awnings, and planter boxes to enhance the pedestrian experience. Riley Street frontage will include four live/work units, space for required utility access, and the vehicular entrance to the building’s parking structure. The first two floors will utilize noncombustible construction, while levels 3 through 7 will be primarily wood-frame construction. Level 3 will include an open-air resident amenity plaza and a 5th Street overlook terrace at the building's centerline. A resident Skydeck amenity space will be located on Level 7, above the corner of 5th and Humboldt streets.
